The tile is not the roof.
It is the hat.
Nearly every home in the valley wears concrete tile, and homeowners are told the roof is good for fifty years. That is true of the tile. Underneath it sits a sheet of felt that does the waterproofing, bakes at deck temperature all summer, and gives out in roughly twenty. A tile roof underlayment replacement is a lift-and-relay: we pull the tile, replace the layer that failed, and set your existing tile back down.

Every quote we write breaks out squares, materials, deck repair allowance and disposal as separate lines, so you can hold it next to anyone else's number and actually compare them.
